Our Process

Q: Why is grading important?

A: Proper grading prevents drainage issues and creates a safe, usable space. Water must move away from house foundations. If water sits around foundations, it can affect the soil supporting the foundation and cause it to shift. That is a big problem—the longer the water sits, the worse it becomes. Grading to move the water away is essential.

Q: Can grading fix a soggy lawn?

A: Yes. Grading redirects water away from problem areas. Most lawns get wet because of low spots that hold water, forcing it to be absorbed rather than flowing away. When water is absorbed for too long, it creates mud and poor grass conditions. Grading and proper drainage are necessary to fix this.

Q: Is it expensive to bring in or remove soil from the property to level the lawn?

A: It depends on the quantity of soil and how complex the access is.

  • If your house is higher than the designed outdoor space and you have a positive grade over 5%, we’ll need to import soil to raise that area and still maintain a 3% to 5% slope away from the house.
  • If your house is lower than the rest of the yard, we’ll need to remove excess dirt. 

To do this, a contractor brings a skid steer and a tandem truck. Soil is purchased (or dumped) off-site, which requires a one-way drive of 1 hour.

All this back-and-forth creates a muddy mess on-site, requiring hours of pressure washing. Once the soil is added or removed, it must be compacted. Stabilization (using pine straw, mulch, or sod) is the final step to prevent soil movement during rain.

Q: What surprises can we discover while grading?

A: We’ve encountered hidden stumps that weren’t fully decomposed. Irrigation or drain pipes are usually 6 to 12 inches below ground. Going deeper, we might hit gas, water, or electrical lines.

Services like 811 mark public utility lines, but not private ones. For example, they will mark the electric line from the street to your meter, but not the private line running from your home to a detached garage.

The worst-case scenario is hitting a construction sinkhole, where builders dumped debris underground and buried it. That can cause long-term settling issues.

A: It depends on the shape and slope of the space, usually the backyard. Level or terraced yards are much more attractive to homeowners because they offer added usability for family and friends.

We don’t recommend grading just to sell your house. Most homeowners should do it when they move in, so they can enjoy the yard and then pass the benefits on to the next buyer.
